Yes. Stamp Duty is not payable on your lease so you will save around $23,000 compared to buying a conventional house or strata title property. You will also find the monthly Maintenance Levy is substantially less than the cost of managing your own home.
As the villas are not strata titled, you don’t have to worry about village management and maintenance. All of which is taken care of by Treeview. These are some of the many benefits of buying into a retirement community.
We encourage family members to be involved in the choice of a retirement village. Bring them along to Treeview with you, as they will have just as many questions as you do. Our team can answer your queries, but we encourage you to obtain financial and legal advice about your decision. Also, existing residents are more than happy to talk to you about their decision to make the move.
Your much loved pet is welcome at Treeview Estates provided consideration is given to your neighbour’s privacy and convenience and certain conditions are met.
We do have a shoulder height limit on dogs of 45cm so please check with the Treeview team to ensure your dog complies with the limit. We limit the number of pets to two dogs, two cats or one of each per villa.
Yes, under the terms of the Retirement Villages Act, Treeview offers you a three month settling in period to allow you plenty of time to adjust to your new village lifestyle.
A very affordable monthly maintenance levy will be payable to cover village operations, common area gardening, maintenance, building insurance, council rates, operation of the lifestyle centre, village bus, emergency call system and a range of other services.
Yes, you can reserve your choice of villa by signing a Reservation Form and paying a fully refundable $1,000 deposit. The deposit is held in our solicitor's trust account and is refundable should you change your mind. No charges or fees apply. Your reservation usually lasts for 90 days which will give you ample time to arrange the sale of your existing home. The reservation period can be extended if needed.
When you choose a home at Treeview Estates you sign a Retirement Village Contract and enter into a lifetime lease on the villa of your choice. The lease entitles you to uninterrupted occupation of your home and full enjoyment of all village facilities for life. You have legal protection under the Retirement Villages Act of NSW, the lease is registered with the lands title office and you may re-lease your villa at any time. A copy of the Retirement Village Contract and Lease is available on our website.
After you have paid the $1,000 initial deposit, our solicitors will send your solicitor a Retirement Village Contract. You will then need to pay a further $4,000 deposit on signing of the contract, and 50% of any additions you request such as a pergola. No further payments are required until the settlement of your villa.
You may have to pay a departure fee when you leave this village. When you come to the end of your lease and once your villa is re-leased the proceeds will be subject to an industry-standard Departure Fee of 5% for each of the first three (3) years and 3% for each of the following seven (7) years. If the term of your lease is less than 10 years you pay less than 36%. If the term of your lease is longer than 10 years your departure fee is capped at a maximum of 36%. The departure fee is based on the price you initially leased the villa for.
You may have to share any capital gains received with the operator of this village. Any capital gain on the villa is shared equally between you and Treeview Estates. In the event of your incapacity or death, your spouse’s rights and entitlements continue, and your Trustee or Executor will have the same rights of the lease as you do.

It is common to pay a departure fee when leaving a retirement village. Building a retirement village takes a lot of upfront investment. Also replacing or upgrading items of capital from smaller items such as the appliances in your villa to larger items such as the Lifestyle Centre need to be funded by the operator. Departure fees provide a return on the investment capital provided by the owners of the village to fund these items. The operator is also responsible for the standard refurbishment costs of your villa at the end of your lease. We also like to reinvest some of the departure fee income back into the village to ensure it remains well maintained for the enjoyment of all residents
You may reserve your villa subject to the sale of your current property and our experienced team will be happy to help you plan and undertake this process.
Treeview Estates is owned and operated by Treeview Estates Pty Ltd. Treeview Estates was founded in 2006 by the directors Andrew Evetts and Ian O’Rourke. Andrew is the Managing Director and the village now employs over ten people.
Treeview has a range of social clubs and activities occurring throughout the year including regular bus outings to surrounding places of interest, regular resident functions including lunches, dinner and morning teas in our cafe, musical groups, exercise classes, pool games, indoor bowls, card games such as canasta, art classes, movie screenings and a knitting circle.
All villas are equipped with a 24 hour, 7 days a week emergency call system which connects you to medical services if you need them. We have a large doctors surgery situated next to our main entrance and Lithgow hospital and associated medical facilities are 100 metres away.
We’ll provide all the advice you need before your move-in date and our team will be on site on the day to assist with a smooth transition to your new home.
Treeview has a committed and involved Residents Committee, which is the main communication channel between residents and village management. Resident Committee meetings are held regularly throughout the year and residents are encouraged
to contribute. Elections to the Residents Committee are held annually. There is an Annual Management Meeting (usually in October) presented by management and is open to all residents. Treeview management’s door is always open so feel free to drop in if you have any questions or issues.
Visitors are always welcome and residents may accommodate guests for short and longer stays. A visitor’s parking space is provided in front of each villa’s private garage and additional spaces are located throughout the village.

There is a council bus stop at the main entrance of Treeview Estates running almost every hour stopping at the hospital, Main Street, shops, supermarkets, clubs, City Rail and surrounding suburbs.

Treeview has a village bus which can be used to transport you to local shops. Residents may choose to take the village bus on their own outings to local destinations.

Taxis and Lithgow Community Transport are available for residents to arrange when required.

Sydney’s CityRail train stops in Lithgow and connects to all major Sydney suburban destinations and Blue Mountains villages for a cost to seniors of only $2.50.

You are free to move from Treeview at any time. You may choose to re-lease your villa by using the services of Treeview management who maintain an extensive list of potential residents, or you are welcome to use an independent real estate agent. A 2% re-lease fee is payable should you choose to use Treeview to arrange the re-lease of your villa. This covers all of Treeview’s marketing and leasing costs to find a new resident for your villa.
