Am I eligible to purchase a home at Treeview?

A villa may be purchased by anyone provided it is occupied by residents aged over 55.

What if I need to sell my current home first?

You may purchase your villa subject to the sale of your current property, and our experienced staff will be happy to help you plan and undertake this process.

What transport is available to residents?

There is a council bus stop at the main entrance of Treeview Estates Retirement Village running every 30 minutes to Main St, shops, supermarkets, clubs, CityRail and other suburbs of town.

Your friendly village bus driver can also transport you to local shops, medical facilities and clubs. Or residents may choose to take the village bus on their own outings to local destinations. Taxis are available in Lithgow if required.

Sydney’s CityRail train stops in Lithgow and connects to all major Sydney suburban destinations and Blue Mountains villages for a senior’s cost of only $2.50.

Can I have pets?

Your much-loved pet is welcome at Treeview Estates Retirement Village provided consideration is given to neighbour’s privacy and convenience.

What are my entitlements as a purchaser?

When you buy at Treeview Estates Retirement Village, what you are actually purchasing is a lifetime lease on the villa of your choice. The lease entitles you to hassle-free, uninterrupted occupation of your home and full enjoyment of all village facilities.

You have legal protection under the Retirement Villages Act of NSW, and you may sell your villa at any time. You will retain the proceeds of the sale - including 50% capital gains sharing - subject to an industry standard departure fee. The friendly staff at Treeview Estates Retirement Village will be happy to explain village financial arrangements. You may choose to sell through village management who maintains a waiting list, or via your own independent Real Estate Agent.

Your co-tenant or partner’s rights and entitlements continue in the event of your incapacity or death, and your Trustee or Executor will have the same rights of sale as you do.

What are the ongoing costs at Treeview?

The villas are not strata titled to save residents from the hassle of village management and maintenance. Also, Stamp Duty is not payable on your lease so you will save over $8000 in Stamp Duty costs.

A minimal fee of between $54 - $60 per week is payable to cover village operations and maintenance expenses, council rates, garbage and water.

Can I have overnight visitors or short stay guests?

Visitors are always welcome, and residents may accommodate guests for short stays or longer periods by notifying the village manager.

Is car parking available for guests?

A visitor’s parking space is provided in front of each villa’s private garage and additional spaces are located throughout the village.

Apart from village facilities, what else is nearby?

You’ll find a Coles Express convenience store and a service station just 350 metres from Treeview Estates, Bowenfels Medical Centre and Three Tree Lodge nursing home and serviced apartments are next door. Lithgow Hospital is also next door, and has a heated hydrotherapy swimming pool.

The Lithgow Arts & Crafts Co-Op, ‘Sweet Briars House’, is just a hundred metres walk along the Highway.

Lithgow’s Workies Club is a five-minute drive away, with bowling greens, dining venues, poker machines and live entertainment. Courtesy buses run for club members. Also within a few minutes drive of the village is the golf course, bowling club and art galleries.

Lithgow offers all the shops and facilities of a large regional town, including Coles, Woolworth’s, Aldi and Harvey Norman, and a direct CityRail link to Sydney and other Blue Mountains towns.

All the wonders of the Blue Mountains World Heritage area are just a short drive away, including Jenolan Caves and Wolgan Valley.

Who owns Treeview Estates Retirement Village?

Treeview Estates Retirement Village was established in 2005 and is owned by Treeview Estates Retirement Village Trust and managed by Ian O’Rourke and Andrew Evetts.

Ian and his family have been involved with retirement villages in Queensland, and have spent many years researching and planning Treeview Estates Retirement Village to provide a new standard of retirement living in the Blue Mountains region.

How do I organise moving in?
